We’re proud to provide new construction and renovation/remodel services for public and private projects in Eastern Kansas and Western Missouri, including Topeka, Lawrence, Emporia, Johnson County, Ottawa, Atchison, Chanute, Iola, Garnett and surrounding communities.

We can deliver services through a number of methods, including Construction Management, Design-Build and General Contracting. We can guide you through the advantages of each delivery method and help you select the best fit for your project and budget. Our comprehensive pre-construction process is focused on eliminating unnecessary spending and heading off discrepancies in the design so that our clients' dollars can be invested in the project instead of change orders. Our team will carefully review the conceptual drawings, analyze the site and provide you with accurate estimating and cost validation. This creates certainty that the finished project matches your vision and maximizes your budget.

Design-Build is intended to simplify the process for the project owner. It involves one contract - between the Owner and Loyd Builders. Under this delivery method, we serve as your single point of contact, first working with you and an architect team to facilitate a design based on your vision, then guiding the project through the pre-construction and construction phases.

Construction Manager at Risk (CMAR) or Construction Management Agency (CMA) involves two contracts - one between the owner & architect and one between the owner & Loyd Builders. Under this delivery method, we provide constructability, materials and estimating input to the owner and architect team during the design phase. We then serve as the General Contractor during the construction phase, working in collaboration with you and the architects.

General Contractor (GC) is the delivery method most familiar to project owners. We would submit a comprehensive bid for construction based on plans and specifications that have been prepared by the owner’s architect. Under this delivery method, the GC has minimal opportunity to provide input during the design phase. We construct the project as designed under the direction of you and your design team.
